Sometimes a unique home is hard to sell.
In this story an agent needed to show to the homeowner how he could sell a townhome that wasn't selling for over 4 months.
He went into it armed with my generated staging images to help imagine what impact staging by NAUTAKA would have for the new marketing.
We put our heads together to decide what the comps didn't have and realized the 4rth floors huge deck was a big deal. But almost impossible to stage. I generated an image to help with the creative vision.
My challenge was in staging the very long and narrow living area.
Creating several areas to sit helped break it all up.

We start every project with a detailed consultation to understand our clients' needs and goals. From there, we create a customized staging plan specific to each home.
And this project needed a bit more than a staging strategy as it was really in the very beginning stages of getting market ready.
I came up with a quick kitchen remodel, bathroom and main bathroom renderings based off years of remodeling and understanding the over all budget.
Result: Understanding budget, being able to make quick, impressive images and help to elevate a bare bones ugly ducking home is something that I am happy to do.
Know Your Startegy
Leaning hard into the Cottage Core aesthetic was a 'Gold Standard' strategy for this home in Concrete.
Looking at around 80 DOM and most homes not selling, over and over again, this home owner took the remodel challange seriously.
She just needed a sold direction, confidence in it and a good understanding of the market while we got it ready.
Researching #cottageasthetic and other related words ment that I could help her showcase he style, not downplay it, and lean into it for the marketing.
Together I helped her create a cohesive theme, tell a wonderful story and attract attention that would help someone to commit to the drive out to Concrete.
Result: Now Pending for more than asking and only 32 DOM
